Project Description

The Gusola Block is an existing three storey 6,000 square foot reinforced concrete and wood frame and commercial building located in the downtown core area of Nanaimo, British Columbia. Over it long life the building has houses uses as varied as restaurants, night clubs, meeting rooms, and commercial retail spaces.

The current owners, Davos Capital Corporation of New Mexico, have undertaken to complete a comprehensive reconstruction of the building to provide three residential apartments on the upper floor, a fine dining establishment on the main floor and gallery spaces on the lower floor. These use fit well within the larger redevelopment plans for the downtown core area of Nanaimo.

As the building is listed on the City of Nanaimo Heritage Building Inventory the exterior of the building is being modified in strict accordance with a Heritage Alteration Permit issued by the City of Nanaimo. As part of the overall project portions of the adjacent city street have been modified to accommodate a street level plaza extension of the restaurant establishment.

On the interior the building was stripped down it base structural components and completely reconstructed using new materials throughout including completely replacing the plumbing, mechanical and electrical systems. A comprehensive seismic upgrading was also completed.



Services Provided

Tectonica Managment Inc. was retained to provide all the project management and construction management services necessary to complete building design, permitting, and construction.

In this capacity Tectonica Managment Inc. has assumed the responsibility for managing the design consultants and all sub trades as well as liaising with the City of Nanaimo on all approval matters and the Owners financial service providers for construction financing.
