Project Description

Dunsmuir Hall is a 15 year old 102 unit three storey wood frame student dormitory building located on the Nanaimo campus of Malaspina University College. Dunsmuir Hall is second of the two original dormitory buildings constructed by private developers in the late eighties and early nineties. The first of these buildings was upgraded in 2005.

In early 2006 Western Student Housing Ltd, a subsidiary of Malaspina University College, approved a project to replace all of the interior finishes, plumbing and electrical fixtures; to install a new NFPA fire suppression system and fire alarm system; to replace all of the built in dormitory furniture with new modular furniture; and to complete a mold abatement program throughout the building.

This complex project commenced with the hiring of Tectonica Managment Inc. in April 2006 to undertake an abbreviated design and approvals process followed by construction, with Tectonica Managment Inc. as the construction manager, starting on 01 June 2006 and completing on 02 September 2006.



Services Provided

Tectonica Managment Inc. was retained to provide project management and construction management services for the Dunsmuir Hall Upgrade project.

In the capacity of project manager Tectonica Managment Inc. selected the required design consultants, negotiated their fees, managed the design and construction documentation processes, undertook all design stage cost estimating, and coordinated Owner approvals. Tectonica Managment Inc. was also responsible for the tendering of all of the projects sub trade contracts and for the construction contract administration duties associated with these contracts. The Owner retained all of the project consultants and sub trades directly.

As the construction manager Tectonica Managment Inc. was responsible for the day to day management of the construction site, the development and implementation of the construction site safety policy and procedures, construction scheduling, material procurement, and ensuring a general conformance to the construction documents prepared by the design consultants.

The second phase of the project, which includes the replacement of the entire exterior building envelope, is scheduled for the summer of 2007 and design work is underway now with Tectonica Management Inc. acting once again as the project and construction managers.
