Office Addition and Renovation 7192 Lantzville Road Lantzville, BC October 2006 Project Description The District of Lantzville completed a significant renovation project to upgrade the public image of their existing office building and to resolve interior planning and circulation issues that carried over from the buildings previous use as a fire hall. A small addition was constructed to provide a new public lobby space incorporating a new public stair and elevator which access the existing Council Chambers located on the second floor. In conjunction with the construction of the new addition, the two street facing elevations of the building were upgraded to provide an appropriate public image befitting the civic nature of the District office while responding to the local architectural context. The building interior was completely demolished and all new office; meeting and support spaces were constructed on the main floor. Minor cosmetic improvements were completed in the existing second storey Council Chambers. Services Provided Tectonica Management Inc. was hired, concurrent with the award of the construction contract, to provide construction phase Project Management and Contract Administration services. As the project manager Tectonica Managment Inc. conducted regular project site meetings to monitor key construction items such as construction progress, changes in the construction schedule, the contractors’ site safety policy and procedures, and to design changes in response to the found conditions in the existing building. Tectonica Managment Inc. also conducted regular information meetings with the Owner to ensure that the Owner remained fully informed about the project and to further ensure that Owner approval for design and schedule changes was received in a timely fashion. As the contract administrator Tectonica Managment Inc. was responsible for implementing systems to ensure an acceptable level of quality in the completed project; to monitor proposed changes in the contract amounts and schedule: to review, negotiate and authorize change orders requested from or submitted by the contractor; to review and approve all payment requests submitted by the contractor; to coordinate the field review of the design consultants and the Municipality, and to oversee the project close out phase including the reconciliation of the holdback account.
